Flood and Windstorm Insurance a Lender Requires for a Lake Conroe Home

Updated November 2026

Will my lender require flood or windstorm insurance on a Lake Conroe home, and what does coverage cost in Texas now?

In November 2026, a lender requires home insurance on a mortgaged Lake Conroe house, and flood insurance where the lot lies in a designated flood zone.

When will a lender require home and flood insurance on a Lake Conroe house?

The Texas Department of Insurance states it directly: if you still owe money on your home, your lender will require you to have it. On a financed Lake Conroe house, that requirement runs as long as the loan does.

Flood sits on a separate policy with a separate trigger. The Texas Department of Insurance says that if your home is in a designated flood zone, your lender requires flood insurance. Around the lake, the zone is the one the FEMA flood map assigns to the lot. A full-service agent reads that zone before the contract is signed, so the lender's flood requirement is known early.

The Texas Real Estate Research Center sets out the federal rule for loans backed by federal funds, quoted below. It binds only where both conditions meet: the federal financing and a lot in one of the FIRM's high-risk zones.

The river authority's 207-foot flowage easement is a separate line, the band the lake can rise into in a storm. The FEMA zone, rather than the easement, decides the lender's flood requirement. The lake's record, 206.24 feet on August 28, 2017, came within a foot of that easement, so the lot's height against 207 feet is worth reading before an offer.

Properties financed with federal funds (such as through the VA or FHA) and located in one of the FIRM’s ten high-risk zones must be insured under the National Flood Insurance Program (NFIP).

Does a homeowners policy on a Lake Conroe house cover wind and hail?

Usually, and the gap sits on the coast. The Texas Department of Insurance warns that on the Texas coast or in Harris County on Galveston Bay, a home policy might not cover wind and hail damage.

Lake Conroe sits well inland. The Texas Windstorm Insurance Association writes wind and hail policies in the state's designated catastrophe area. The Texas Department of Insurance lists that area as the 14 first-tier coastal counties and parts of Harris County east of Highway 146. Montgomery County is not among them.

Away from the coast, the department says, a homeowners policy probably includes wind and hail. Some carry a separate deductible for windstorm damage. A full-service agent sets that deductible line side by side on every quote the buyer receives.

What does flood and wind coverage cost on a Lake Conroe house?

The figure for one Lake Conroe house comes from quotes written for its own lot and its own coverage limits.

Some lots are harder to cover at any price. The Texas Real Estate Research Center writes that in moderate- or high-risk areas, flood coverage may be challenging, expensive, or impossible to obtain.

Timing shapes the decision. A full-service agent asks for the homeowners and flood quotes early in the option period, while the buyer can still end the contract. The premiums then join taxes and association dues in the monthly cost before the buyer commits.

Questions & answers

Lake Conroe questions, answered

If my Lake Conroe lot is outside a flood zone, should I still buy flood insurance?

A lender may not require it, but water does not stop at a map line. The Texas Department of Insurance reports that more than half of homes flooded by Hurricane Harvey were outside of designated flood zones. On the lake, the river authority's flowage easement reaches 207 feet, and the 2017 record of 206.24 feet came within a foot of it.

Inside the mapped floodplain the odds have a number. The Texas Real Estate Research Center describes properties in a 100-year floodplain as having a 26 percent chance of flooding during a 30-year mortgage term. For a lot outside those zones, its own height is the guide. Read it from the survey and an elevation certificate, and set it against the 207-foot line. The seller's disclosure notice adds what the seller knows about past water in the house.

How soon does a new flood policy take effect on a Lake Conroe house?

Usually 30 days after it is bought. The Texas Real Estate Research Center notes that the National Flood Insurance Program has a 30-day waiting period for insureds who voluntarily participate before flood insurance becomes effective. A buyer choosing a flood policy that no lender requires should count that wait back from the closing date, so the cover is in force when ownership changes.

The Texas Department of Insurance gives the same general timing. Most home policies leave flood out, and a flood policy usually starts 30 days after purchase. The waiting period the Texas Real Estate Research Center describes is stated for voluntary participants. Ask the insurance agent how it applies to a policy your lender requires at closing.

Can my lender make me insure a Lake Conroe house for the full loan amount?

It may. The Texas Real Estate Research Center writes that a mortgage lender may require Coverage A limits equal to the loan amount. It describes that amount as essentially the market value less any down payment or deposit. Coverage A is the dwelling limit on a homeowners policy. A Texas homeowner facing that demand has a route to push back.

The Texas Real Estate Research Center advises asking the insurance agent to intercede, or in an extreme situation involving the Texas Department of Insurance. Raise it when the first quote or binder arrives, well before closing, so the insurance agent has time to answer. A full-service real estate agent watches for the lender's coverage figure in the loan paperwork and flags it to the buyer early.

Will my Lake Conroe homeowners policy pay full cost for wind or hail damage to the roof?

Not always. Some carriers endorse the homeowner's policy to pay only the ACV for roof-surface damage from wind or hail, the Texas Real Estate Research Center writes. ACV stands for actual cash value. Where that endorsement sits on a policy, a storm claim on the roof surface is paid on that basis, so read the endorsements on every quote.

The wind and hail cover itself is usually present on a lake house, since Montgomery County lies outside the state's designated catastrophe area. The roof endorsement and any separate windstorm deductible are the two lines to compare across quotes. Ask the insurance agent whether a carrier without the endorsement will write the lot.

Which documents does an insurance agent need to quote flood cover on a Lake Conroe house?

Start with the lot's FEMA zone, the survey and an elevation certificate. The zone tells everyone whether a lender will insist on a policy. The survey should mark the 201-foot normal pool line and the river authority's 207-foot easement line. The elevation certificate gives the lot's height against 207 feet.

Add the seller's disclosure notice. Its flood questions ask about current flood insurance, water entering a structure in a natural flood, flood claims, and FEMA or Small Business Administration assistance. Those answers come from the seller's own knowledge, so they sit beside the records rather than replacing them. Ask the seller for any existing flood policy on the house as well.
