Bottom line: For tax year 2025, the units HAR lists for five Lake Conroe communities add up to between $1.6155 per $100 of value in Grand Harbor and $2.1752 in Point Aquarius. The school district, a city and a utility district make the difference.

Which taxing units tax a home on Lake Conroe?

Every home pays Montgomery County and the Montgomery County Hospital District. The Texas Comptroller's tables of 2025 rates, built from what the appraisal district reports, give the county $0.3770 per $100 of value and the hospital district $0.0473. On top of those come one school district, an emergency services district for fire and emergency medical service where the lot is in one, a municipal utility district where the lot is in one, a city where the lot is inside its limits, and Lone Star College where the lot is inside the college district, at $0.1060 for 2025.

A municipal utility district, or MUD, is a local district that builds and runs water, sewer and drainage and levies its own tax to pay for them. Which of these units apply is set lot by lot, so HAR's tax table for each community carries the note that tax type varies for each property. The parcel's account at the Montgomery Central Appraisal District lists every unit that taxes it.

What does a Lake Conroe tax bill add up to by community?

HAR, the Houston Association of Realtors, publishes the taxing units for each community it profiles. Adding the 2025 rates of the units it lists gives these totals per $100 of value, before any exemption. They are a starting point for one lot, not a quote for it: a lot can sit in a different district from the rest of its community, and HAR's list for a community can leave out a unit that taxes some of its homes.

Grand Harbor's list has no utility district, which is why its total is the lowest. Walden has two utility districts, MUD 8 and MUD 9, each serving different sections, so the section decides which of the two totals applies. April Sound's list carries the City of Conroe and two utility districts, Montgomery County Utility Districts 3 and 4.

Which school district serves a Lake Conroe home?

Three school districts reach the lake. HAR's tax tables put Bentwater, Walden, April Sound and Grand Harbor in Montgomery ISD, and Point Aquarius in Willis ISD. Conroe ISD is the third. The 2025 rates were $1.0912 for Montgomery ISD, $1.0349 for Willis ISD and $0.9496 for Conroe ISD.

All three have set lower rates for 2026. Montgomery ISD adopted $1.0479 on August 18, 2026, 4.33 cents below its 2025 rate. Conroe ISD approved $0.9471 the same day, and Willis ISD adopted $0.9998. School boundaries and the campus a lot is zoned to are set by each district and can change, so the address is what to check.

Is a Lake Conroe home inside a city?

Most of the lakeside communities checked here are not, and a lot outside a city pays no city tax. Montgomery County MUD 18, which HAR's tax table lists for Bentwater, describes all of its roughly 1,479 acres as lying in the City of Conroe's extraterritorial jurisdiction, the unincorporated band outside a city's limits where it levies no property tax, and Stanley Lake MUD says the same of its land. HAR's tax tables for Bentwater, Walden, Grand Harbor and Point Aquarius list no city.

April Sound is the exception among them. Community Impact reported in 2016 that Conroe annexed April Sound on January 1, 2015 through a strategic partnership agreement with its utility districts, and HAR's April Sound table lists the City of Conroe at $0.4272 for 2025. The other cities by the lake set their own rates: the City of Montgomery $0.4000 for 2025 and again for 2026, the City of Willis $0.5518 for 2025, and Panorama Village $0.5370.

What do the utility districts around Lake Conroe charge?

Each district sets its own rate, and a community can have more than one. Montgomery County MUD 18 cut its rate to $0.17 for 2025, down 15% from the year before. Walden's MUD 8 serves Sections 1 through 7 and 19 of Walden, Hunter's Landing, Lake Point Condominiums and Lake Walden Cove, and MUD 9 serves Walden's other numbered sections and Harbor Shores. The Point Aquarius MUD serves Point Aquarius, Pelican Bay, Pelican Island and Lakeside Place.

A district's rate is set each year from its debt payments and operating budget, so a rate can move by more than a city's or a county's. MUD 8 published a proposed $0.2935 for 2026 against the $0.2880 it adopted for 2025, and the Point Aquarius MUD's rate for 2026 is $0.5124.

Which Lake Conroe tax rates are already set for 2026?

Montgomery County approved $0.3860 on September 8, 2026, 0.9 cents above its 2025 rate, and the three school districts adopted lower rates in August. The City of Montgomery kept $0.4000. Taken together for a Montgomery ISD home, the county's rise and the school district's cut leave the two units 3.43 cents lower than in 2025; the utility district, the emergency services district and any city still have to be read for the lot.

Adding the 2025 rates of the units HAR lists for each community, Bentwater comes to $1.7855 per $100 of value, with Montgomery ISD, the county, the hospital district, emergency services district 2 and MUD 18. Walden comes to $1.9035 in the MUD 8 sections and $1.9855 in the MUD 9 sections, because its two utility districts charge different rates.

The same arithmetic gives $1.6155 for Grand Harbor, whose HAR list has no utility district, about $2.09 for April Sound, which is inside the City of Conroe, and $2.1752 for Point Aquarius, in Willis ISD with its own MUD. These totals are before exemptions and come from HAR's list of units for the community, so a lot's own appraisal district account is the final word on what it pays.

Which school district taxes a house on Lake Conroe?
