What do the Lake Conroe market figures measure?
The four market figures at the top of this page are as of September 2026. The midpoint of the sale prices was $345,500, and the median time listed for the homes that closed was 121 days. 2,435 homes closed over the twelve months to September 2026, and the price per square foot came to $178.
The Houston Association of Realtors (HAR) keeps a market trends table for a district it names the Lake Conroe Area. For single-family homes it lists each month's median and average sale price, its number of closings and the median number of days those homes were listed. HAR gives no current per-foot figure for the area. Redfin publishes one for ZIP code 77356, the Montgomery ZIP code that takes in Bentwater, Walden, April Sound and Grand Harbor: its median sale price per square foot for June through August 2026 was 4.7% higher than in the same months of 2025. It describes that ZIP code rather than the whole area.

On HAR's own figures, prices are a little lower and the number of sales is a little higher. Why is the average Lake Conroe sale price so far above the median?
Because a smaller number of expensive sales pull the average up while the median stays in the middle. In August 2026 HAR's average single-family sale price in the area was $445,724, more than $100,000 above its median for that month. The Lake Conroe Area takes in neighborhoods away from the water as well as the lakefront, so neither figure is the price of a waterfront house, and the median is the better guide to what a middle home sold for.
How do prices differ between Lake Conroe communities?
Widely. HAR publishes a set of 2025 figures for each community it profiles. Grand Harbor's median market value was $778,871 and its homes sold at a median $244.25 a square foot, against a median market value of $336,300 and $163.15 a square foot in Walden, which has almost five times as many single-family homes.
Age is part of it: HAR's median year built runs from 1994 in April Sound to 2007 in Grand Harbor. HAR's figures do not separate houses on the water from the rest of each community, so they show where a community sits rather than what a waterfront lot adds.

Has price per square foot risen around Lake Conroe?
It rose fast and then leveled off. HAR's figures for the Lake Conroe Area put the median sale price per square foot at $107.89 for 2017, $144.56 for 2021 and $168.54 for 2022, then $166.75 for 2023 and $166.20 for 2024, the last year it shows. Sales followed a similar path, peaking at 3,048 in 2021 and falling to 2,556 in 2024.
What does an area figure leave out on Lake Conroe?
The water. The Lake Conroe Area and ZIP code 77356 each mix waterfront homes, homes with a view, canal lots and houses well away from the lake, and neither HAR's table nor Redfin's page separates them, so neither says what a lakefront lot adds. Pricing a single house means comparing it with recent closings in its own community on the same kind of lot, and the dock, the bulkhead and the lot's height against the 207-foot flowage easement all belong in that comparison.
